Job Summary

Reports to a site operations manager at Baylor Univertisy, maintenance manager. As a CMMS (Computerized Maintenance Management System) Administrator, you will be responsible for overseeing the implementation, maintenance, and optimization of the CMMS software within our organization. You will collaborate with various departments to ensure efficient utilization of the system to enhance maintenance operations and asset management. The role requires a combination of technical expertise, project management skills, and a strong understanding of maintenance processes.

Essential Duties

    Implementation: Lead the implementation of the CMMS software, including system configuration, data migration, and user training.
  • Configuration and Customization: Customize CMMS settings and workflows to align with organizational needs. Configure preventive maintenance schedules, work order templates, inventory management settings, and other system parameters.
  • Data Management: Manage CMMS databases, ensuring data accuracy, completeness, and integrity. Regularly update asset records, maintenance procedures, equipment specifications, and other relevant information.
  • User Support: Provide technical support and training to CMMS users across different departments. Address user inquiries, troubleshoot issues, and facilitate user adoption of the system.
  • Continuous Improvement: Identify opportunities to optimize CMMS functionalities and workflows to improve maintenance efficiency, asset reliability, and overall operational performance.
  • Reporting and Analytics: Generate regular reports and performance metrics using CMMS data. Analyze maintenance trends, equipment downtime, and key performance indicators to identify areas for improvement and make data-driven decisions.
  • Integration: Collaborate with IT teams to integrate CMMS with other business systems, such as ERP software, asset tracking systems, and IoT devices, to streamline data exchange and enhance system capabilities.
  • Compliance: Ensure CMMS compliance with relevant regulatory standards, industry best practices, and internal policies related to maintenance management and asset documentation.
  • Documentation: Maintain comprehensive documentation of CMMS configurations, procedures, and user manuals. Keep records of software updates, maintenance activities, and system modifications.
  • Training and Development: Develop and deliver training programs for new CMMS users and provide ongoing training to existing users on system updates, new features, and best practices.

Minimum Requirements

  • Proven experience in implementing and managing CMMS software in an industrial or facility maintenance environment.
  • Proficiency in CMMS platforms such as Maximo, SAP PM, eMaint, TMA Asset Essentials or equivalent systems. TMA Preferred.
  • Strong analytical skills with the ability to interpret maintenance data and generate actionable insights.
  • Excellent communication and interpersonal skills to collaborate effectively with cross-functional teams.
  • Project management skills with the ability to prioritize tasks, manage timelines, and drive projects to completion.
  • Knowledge of maintenance practices, reliability principles, and asset management concepts.
  • Familiarity with regulatory requirements in maintenance management (e.g., ISO 55000, OSHA regulations).
  • Certifications in CMMS administration or related fields (e.g., CMRP, CPMM) are a plus.
