Overview

The Real Estate Project Manager is responsible for completing real estate and construction specific projects throughout the US. Within this fast-paced environment, this individual must handle multiple assignments and meet designated critical deadlines with great attention to detail and capital expenditures. Projects may include: new facility (denovo) construction, center relocation, renovation, and/or maintenance. Key directives for the Real Estate Project Manager include, but are not limited to the following: planning and designing current and future medical centers, the pre-construction bid process, contract negotiation with general contractors and/or sub-contractors, all aspects of the construction project lifecycle and project closeouts. This position requires exceptional communication and organizational skills, frequent travel and the ability to work effectively with a variety of internal and external participants at varying levels of authority.

Responsibilities
    Comprehensive coordination of assigned construction, renovation, relocation and/or maintenance of prototypical occupational medical centers throughout the United States
  • Directly influence and drive successful construction starts and closeouts within a widely diverse portfolio of real estate types totaling more than 500 locations currently
  • Identify internal and external process inefficiencies and recommend process improvements to Director of Construction or Vice President of Real Estate
  • Exceptional project management skills facilitating an on-time / on-budget project with a smooth operational handoff at completion
  • Preconstruction scoping meetings and calls with key operational stakeholders to determine project needs and timing
  • Thorough understanding of the construction process, schedule building, project phasing and sequencing, prototype specifications and standards in construction
  • Thorough understanding of space configurations, basic LOD, space plan, site plan and schematic/block design output
  • Preconstruction calls and tactical planning efforts, conference calls and information gathering/sharing throughout assigned project
  • Directly communicate/coordinate/influence third party architects and engineers, Real Estate brokers, Landlords, construction companies and external vendors or suppliers
  • Directly communicate and gain trust with Operational leadership (market VPs) both inside and outside defined geography
  • Specifies and coordinates the purchasing of all Furniture, Fixtures and Equipment (FF&E) within defined territory and project assignments
  • General contractor RFP and bid spreads resulting in timely negotiation and execution of promulgated AIA Construction contracts and standard project durations
  • Review and approve timely pay applications while gathering necessary documentation for both lease administration and accounting detail requirements
  • Maintain both individual job and portfolio status reports for the real estate and market leadership teams on a weekly/monthly/annual basis
  • Assists Facility Maintenance, as needed, by identifying both short-term and long-term deferred maintenance items as well as emergent or critical need items
  • Works closely with the Corporate Real Estate team, Operations team and various cross-functional support teams (e.g. IS/IT, Radiology, Procurement, Accounting/Finance)
  • Annual capital expense budgeting assistance coupled with capital expense request data generation
  • Lease administration assistance with Landlord tenant improvement dollars, initial Landlord turnover condition and verification, Landlord space turn over at space decommissioning and exit
  • Denovo and relocation center setup coordination across various functional groups and external vendor shipments
  • Coordinates with internal and external IT personnel for telephone and data cabling specifications and installations
  • Post-construction handoff, punch list, TIA closeouts, proper closeout documentation requirements, center setups and stocking efforts

Qualifications

Education Level: Bachelor's Degree
Major: Construction Management, Project Management, Real Estate
Degree must be from an accredited college or university. Experience in lieu of required education is acceptable.

Customarily has at least the following experience:

  • Five or more years of relevant Real Estate experience in any or all of the following: medical-retail, single and multi-tenant retail, flex industrial, light manufacturing/low rise office; preference given to medicalretail/urgent care/outpatient clinical experience
  • Must have ability to read and interpret A/MEP construction documents, shop drawings, plan set review and approvals; very comfortable in an architectural and engineering setting
  • Basic knowledge of zoning and entitlement laws, permitting processes/timeline expectations, similar general construction processes, construction materials, job sites/safety
  • General knowledge of building systems (mechanical, electrical, plumbing, structural and framing techniques, fire protection and security)
  • General to advanced supply chain and material lead time knowledge and experience
  • General knowledge of federal, state and local building codes is helpful
  • Successful and proven track record of contract negotiations and vendor qualification skills
  • Direct experience/oversight of highly complex, multi-phase after hours projects with direct vendor coordination and management
  • ADA, OSHA, DOT, HIPPA and Stark Law compliance knowledge/experience a plus
  • General to advance knowledge of construction finance and accounting methods, project finance and change order tracking

  • Working knowledge of computer applications and personal communication devices, specifically Microsoft Excel, Outlook, Word experience required
  • Basic financial planning and analysis skills coupled with general budgeting and corporate accounting knowledge
  • Excellent organization and time management skills, strong follow through and closing mentality
  • Ability to form strong internal and external relationships
  • Ability to positively adapt to change in a highly dynamic work environment, positive but realistic communication style
  • This position does not have direct corporate budget oversight/fiduciary responsibilities but does have individual project-level budget fiduciary responsibilities

Physical/Mental Requirements

  • Work requires sitting and driving for long periods to cover extensive territory as assigned. Must be mobile to travel to cover assigned territory. Frequent standing and walking for prolonged periods, as well as some bending and stooping. Occasional lifting up to 35 pounds. Requires moderate typing skills and sufficient manual dexterity to operate a keyboard, calculator, telephone, copier and such other office equipment as necessary. Normal or corrected vision to acceptable levels for common office work.
  • Hearing must be in the acceptable range for telephone and in-person contacts. The ability to converse verbally to customers is constant. It is necessary to view and type on computer screens for variable periods of time.
  • Work is performed in primarily in the field environment. Involves frequent telephone contact with clients, other sales staff, and Management. Position requires flexibility in working hours. Must be able effectively resolve conflicts as they arise.

  • Extensive (may include overnight) travel greater than 50 % by land or air is required of employee in this position. While traveling the employee may encounter varying weather conditions, road and walking surfaces and will need to adjust to those conditions (i.e., inclement weather, slippery surfaces, wet surfaces, uneven surfaces, humid, cold or hot temperatures, etc.). Also, while traveling the employee will need to adjust to the physical demands that may include: lifting to place luggage in overhead bin(s), standing in line(s), walking, sitting for unknown periods of time, and other physical demands that traveling may impose on a person.
